How The Orchard House came to be
The Orchard House sits on twenty-two acres of a former coffee estate that had gone quiet -- shade trees still standing, but the understory overgrown and the soil untouched for a decade. We spent a year clearing selectively, keeping every silver oak and jackfruit tree old enough to matter, before a single plot line was drawn. The result is a community built inside an orchard rather than next to one: every plot borders at least one mature tree, and the estate's original coffee rows still run through the shared land. Owners here aren't buying a view of an orchard -- they're buying a share of one that's already thirty years into growing.

The estate sits 45 minutes from Madikeri and just under 5 hours by road from Bangalore via the Mysore-Madikeri highway, with a well-maintained final stretch that stays motorable through monsoon. The nearest railhead is Mysore, and the nearest airport is Mangaluru International, roughly 3 hours away. A weekend visit is comfortably a Friday-evening-out, Sunday-evening-back trip.

Two Frogs manages the shared orchard, access roads, and water infrastructure on behalf of all owners under an annual maintenance agreement -- pruning, pest management, and harvest coordination are handled centrally so no single owner needs to run a working farm alone. Individual plots remain privately owned and can be built on, farmed, or left as-is.
